Damp and stuffy are the same problem wearing two hats

It's tempting to treat 'my flat is damp' and 'my flat is stuffy' as separate complaints, but in a small home they're driven by the same thing: how much fresh air actually moves through the room. Why 30–50% is the number to remember

Indoor humidity has a sweet spot, and it's narrower than most people think. The widely cited guidance — from the EPA and echoed by the American Lung Association — is to keep relative humidity below 60%, and ideally between 30% and 50%. That single band covers almost every household concern at once. Above it, dust mites multiply and mould gains a foothold; mould growth in particular gets going as humidity climbs toward and past 60%. Below it, the air dries you out: dry skin, sore throats, static shocks, and more respiratory irritation.

A compact city home swings to both extremes. Cooking and showering in a small, poorly ventilated flat spike the moisture; winter heating with the windows shut bone-dries it. The job is to keep the room in that 30–50% corridor — which takes a little ventilation, sometimes a dehumidifier, and occasionally a humidifier — and a cheap hygrometer (or your air-quality monitor) to tell you which way you're drifting.

Humidity and ventilation are two halves of one problem

It's tempting to treat 'damp' and 'stuffy' as separate issues, but in a small home they're driven by the same thing: how much air moves through the room. Get the air moving and you carry moisture, carbon dioxide, and stale odours out together.

Why damp turns into mould

Mould needs moisture, and a sealed apartment hands it plenty — steam from the shower, the pot on the hob, drying laundry on a rack, and the moisture you breathe out. When that moisture has nowhere to go, it condenses on the coldest surfaces: window reveals, the corner of an external wall, behind a wardrobe pushed against cold brick. Hold the room below 60% humidity — ideally in the 30–50% band — and those surfaces stay dry enough that mould can't establish. A purifier captures spores already airborne, but only drying the air stops them being produced.

Why stale air is a ventilation number

Carbon dioxide is the easiest proxy for freshness because you exhale it constantly. Outdoor air is around 420 ppm; under 800 ppm indoors means fresh air is reaching the room; by 1,000 ppm and beyond it's getting stale and people start to feel drowsy and headachy. CO2 doesn't respond to a filter at all — only to air exchange. So the same act, moving outside air through the room, fixes both the damp and the stuffiness.

Air changes per hour, for ventilation

ACH measures how many times an hour the room's air is fully replaced with outside air (distinct from a purifier recirculating and filtering the same indoor air). A lived-in room wants enough exchange to keep CO2 and moisture down — a few air changes an hour as a working floor, more after a shower or a big cook. The apartment problem: windows on only one side

Cross-ventilation — a breeze that enters one side of a home and leaves the other — is the gold standard, and it's exactly what many city flats can't do, because every window faces the same wall. With no pressure difference across the home, opening a single window moves surprisingly little air. That's why mechanical help matters more in apartments than in houses.

The two mechanical workhorses are the kitchen and bathroom extract fans — use them, every time you cook or shower, and for a while afterwards, because they pull the moisture-laden air straight out at the source before it spreads to cold walls. Where a flat has mechanical ventilation (an MVHR or extract system), keep it running rather than switching it off to save a few pence; it's doing the air-change job your windows can't. Natural ventilation still helps: opening windows in different rooms, or a window and an internal door, creates at least a weak through-draught, and a short, wide-open 'purge' a couple of times a day clears stale air faster than a window cracked all day.

Measure first — get a hygrometer

You can't manage humidity you can't see. A cheap hygrometer (or the humidity channel on an air-quality monitor) tells you whether you're drifting above 50% toward mould or below 30% toward dryness. Check it in the rooms that matter — bedroom, bathroom, the cold-corner room — not just one central spot.

Run extract fans at the source, every time

The kitchen and bathroom fans are your most effective tool because they capture moisture where it's made. Switch them on before you cook or shower and leave them running 15–20 minutes after, so the steam leaves before it reaches a cold wall and condenses into the start of a mould patch.

Purge-ventilate in short, wide bursts

Rather than a window cracked all day, open windows wide for a short burst a couple of times daily — and open more than one, or a window and an internal door, to coax a through-draught even in a single-aspect flat. Short and wide clears stale, CO2-heavy air faster and loses less heat than a permanent small gap.

Add a dehumidifier when you're stuck above 50%

If ventilation alone can't hold the home under 50% — common in damp seasons, ground-floor flats, or homes where laundry dries indoors — a dehumidifier brings it down directly. It's the targeted fix for persistent damp, cold-corner condensation, and dust-mite control, and it pays off in fewer mould problems.

Humidify gently when winter dries it out

Sealed-up heating can push a flat below 30%, drying skin and throats. A humidifier nudges it back into band — but keep it modest and clean it regularly; over-humidifying just recreates the mould problem from the other direction. Aim for the middle of the band, not the top.

Watch CO2 as your freshness check

Use the CO2 reading as the signal that ventilation is keeping up: under 800 ppm is good, over 1,000 ppm means open something. It's the proof your fans and window habit are actually exchanging air, not just stirring the same stale air around the room.

05Isn't opening windows just letting traffic pollution and cold in?

It's a genuine trade-off, which is why timing beats a permanently cracked window.
